Cheapest flat in Saint Petersburg costs over 1.5 million rubles

According to information from real estate websites, the cheapest flat in the Northern Capital is located in Krasnoye Selo, in the settlement of Khvoyny.

The price of such flat with area of 25 sq.m. is 1.7 million rubles.

Experts say that there are cheaper options on the market - flats converted into studios. One of such flats with area of 15 square meters can be bought for 1.5 mln rubles.

Realtors when buying a new studio flat advise to think carefully, as such real estate can have disadvantages.

Alexander Ginkover, general director of Nevsky Prostor real estate agency, says that former rooms are not considered as separate residential units, and it is often possible to buy them only for cash.

At the same time, it is difficult to get a mortgage to buy such a flat due to the lack of confidence in the banks. The new landlord is responsible for the redevelopment of the flat: if an illegal redevelopment is detected, the accommodation will have to be redone to the version shown on the floor plan.

Alexey Lyakin, head of Only the Best Real Estate, said that buying a very cheap flat is very risky in 70-80% of cases.
