By the end of the first half of 2025, the market of elite new buildings in Moscow set two new records at once - in terms of supply volume and price. According to NF Group analysts, the weighted average price per square meter in this segment reached a historical maximum of 2.183 million rubles.
Over the year, this indicator grew by 34%, which experts attribute to both the rise in construction costs and an increase in the quality characteristics of projects. The volume of supply in the primary elite market also became a record, reaching 3.2 thousand apartments and apartments, which is 21% more than a year earlier. Prices have also increased in some subclasses: premium-class housing has risen in price by 28% over the year (up to 1.512 million rubles per “square”), and de-luxe - by 22% (up to 3.073 million rubles). Despite the high prices, analysts note the persistence of high purchasing activity in the elite segment.
While highway construction is becoming more expensive in Russia and pensioners are counting their average pensions, new price records measured in millions per square meter are being set in the elite housing market in Moscow.
